South Florida Listing Agent Realtor and Certified Real Estate Divorce Specialist Lou Rodriguez, P.A., knows that divorce is not a cure, it's a surgical operation. And since most people are not surgeons, he wants his new book - "For Sale By Divorce: The Experts Guide to Divorce and Property Division" and the experts' quoted in it to be a guide to helping divorcing couples and their attorneys best navigate a process that he hopes they will never become experts at.

Having helped many clients navigate the tricky waters of standard real estate transactions as well as those triggered by divorce proceedings, Rodriguez, a former divorcee himself, advises that if you are personally going through or have finalized a divorce, not to beat yourself up.

"Without a doubt, separation and divorce are two of the most painful life events there are, but you can't change the past, so try to learn the lessons the present offers, become educated on the next steps to take, and then focus on a positive future," Rodriguez says.

Rodriguez says this book is his attempt at helping people going through divorce build that future by providing information, options, and possible solutions regarding divorce and property division. These solutions and options are provided with the help of professionals in the field of Real Estate and Divorce Law, as well as Tax Professionals.

Rodriguez also states in his book that decisions regarding possession of property and division of equity and liability are inextricably tied together. "It obviously raises a number of legal and tax questions that could have serious financial implications for all parties involved," says Rodriguez.

The Marital Home is special. It goes without saying that if you've been married for any length of time and especially if you have children, that home will hold a special place with your family; memories have been created and shared and nothing can change that.

One of the issues that typically will cause a divorce to drag on into a heated legal battle is the equitable division of marital property. Marriage complicates the issue of property ownership, and when couples divorce, it can be difficult to determine who owns what.

In this book, Rodriguez reviews the merits of and advocates for, Collaborative Law. "When you're emotionally distraught or angry, turning all the details and hassle of a divorce over to a divorce lawyer will seem like a perfect solution. Unfortunately, it doesn't always simplify things," says Rodriguez.

Collaborative Law Attorney Nancy K. Brodzki, who is quoted extensively says, "By approaching the task in a collaborative divorce, you and your former spouse can work out creative and constructive solutions to ensure that you both are happy with the final settlement and are left in a stable position to start a new life."

"For Sale By Divorce: The Experts Guide to Divorce and Property Settlement" is a comprehensive and insightful work that can help those going through divorce avoid issues that typically will cause it to drag on in a heated legal battle over the equitable division of marital property.

The insight and information provided in "For Sale By Divorce: The Experts Guide to Divorce and Property Division" also serves as a helpful tool for divorce attorneys by showing them ways to make property division during the divorce process, as civil and amicable as possible.

The book demonstrates that working with your divorce lawyer, Listing Agent Realtor, and financial planner to understand your options will help you nail down property division terms for your home that both spouses can live with.
