If you read the article, the brokerage firm representing the landlord has already suggested that they'll divide it up into multiple retail parcels. It ain't becoming a Broadway theater.

the last building on that site before Toys R Us was the Criterion Center which was Roundabout's first Broadway theater.
And a very crappy theater at that. It used to be a movie theater and it wasn't good for live theater.
