Listing Information: New York City Center is hiring a Building Manager responsible for the daily maintenance of the physical plant, security of property and personnel, fire prevention, and emergency action plans. The Building Manager will support the management of repair and construction projects, serve as the energy liaison officer for City Agencies, and complete administrative work involving scheduling, payroll processing, and invoice reconciliation. The Building Manager is expected to serve as an ambassador for all employees, tenants, and visitors of City Center.
This position will primarily work a weekly schedule of Monday – Friday from 8am-4pm with periodic adjustments made as the work requires resulting in some evening and weekend hours. Open availability is required.
Responsibilities will include:
Maintenance of Physical Plant, including Mechanical and Electrical Systems • Evaluate systems and general building conditions daily and recommend upgrades and alterations. • Develop and maintain preventive maintenance program and asset logs for all equipment. Monitor repair schedules and timelines. • Schedule, train and oversee building engineers. Process weekly payroll and keep accurate records of attendance for engineers. • Develop and maintain work order program for maintenance and repair requests from staff and tenants. • Oversee maintenance of fire alarm system, electronic security systems, and other life safety systems • Collaborative effectively with the Operations Department by providing proper support for cleaning calls, maintenance of equipment, and cleaning best practices
Security • Schedule, train and direct contract security staff and maintain a positive relationship with the contracted vendor • Monitor scheduling and process weekly payroll for building and event related hours to ensure accuracy and effective cost management • Enforcement of security post orders • Full understanding of fire alarm panel and sprinkler systems and oversight of service vendors • Maintain key and access control systems • Assure staff of proper handling of all package and messenger deliveries
Energy Management • Energy Liaison Officer for City agencies • Oversee facility energy management, billing, cost analysis • Attend City agency provided trainings and meetings as assigned
Budget Tracking and Invoicing • Assist Sr. Director of Facilities in monthly operational budget tracking • Invoice processing to include PO generation and invoice processing for approvals
Qualified Applicants will possess: • Open scheduling availability • 5+ years of experience in a similar role within a Performing Arts, Theatrical or Multi-Use Venue • English language fluency • Expertise in building control systems, to include BMS, Fire Panel & Life Safety, CMMS, Access Controls and CCTV systems • Proficient knowledge of NYC Building and Fire Codes, HAZMAT and OSHA regulations • Working knowledge of HVAC, fire alarm systems, electrical, and plumbing • Ability to write schedules, manage budgets, and make decisions that proactively control expenses • Ability to approach work with a spirit of congeniality, collaboration, and cooperation • Experience managing projects, troubleshooting repairs, and overseeing vendors • Experience working in a mixed environment of both Union and Non-Union employees • Experience working with NYC agencies and maintaining effective relationships with representatives • Excellent written and verbal communication skills • Computer proficiency (Microsoft Office)
