Years after an angry breakup, Victor and Walter Franz are reunited by the death of their father. As they sort through his possessions in an old brownstone attic, the memories evoked by his belongings stir up old hostilities. We strongly encourage actors of all backgrounds to audition for all roles.

Seeking:

Victor Franz:
Male, 49 (soon to be 50), any ethnicity. Cop who is reaching retirement. Victor is immobilized over the question of what to do for the rest of his life if he does retire. He resents his brother, Walter, for leaving him along to take care of their dying father on a pittance of $5 per month. Victor is “not sociable” or “good with conversations,” however, he has a good eye for signals that a person is hiding something or manipulating him.

Esther Franz:
Female, 50s, any ethnicity. Victor’s wife, Esther has shared in the financial turmoil Victor has endured as he cared for his aging father. She believes that money will be their salvation, and hopes to make a fortune from selling the furniture. Esther shows signs of alcohol dependency, for which she has been seeing a doctor.

Walter Franz:
Male, mid-50s, any ethnicity. Victor’s elder brother. Walter is a famous surgeon with a good education – a path he was able to pursue because Victor was home with their father. Walter is recently divorced from his wife, and he feels a need to reconcile his estranged relationship with his brother whom he hasn’t spoken to in 16 years. Walter is confident and intellectual, but uncomfortable facing the guilt for leaving his brother behind with their father.

Gardens and cultures clash, turning friendly neighbors into feuding enemies in this funny world premiere by the author of The Book Club Play. Pablo, a high-powered lawyer, and doctoral candidate Tania, his very pregnant wife, are realizing the American dream when they purchase a house next door to community stalwarts Virginia and Frank. But a disagreement over a longstanding fence line soon spirals into an all-out war of taste, class, privilege and entitlement. The hilarious results guarantee no one comes out smelling like a rose.

Seeking:

Tania Del Valle
29 year old, Latina (from New Mexico), a pregnant doctoral candidate who is determined to fix up her fixer upper with a native garden. Bright, energetic, naturally optimistic, wants to co-exist with the neighbors but she is fiercely protective of her ideas and values.

Pablo Del Valle
31 year old, Latino (he is, in fact, Chilean), an ambitious and successful attorney trying to make partner by “fitting in” and hosting a BBQ for the entire firm in his unkempt backyard. Smart, argumentative, generally tolerant and willing to overlook a lot until he is pushed over the edge by the Butleys.

Virginia Butley
55-65 year old, White (from Buffalo), the bread-winner and only female executive working for a large defense contractor in the DC area. Friendly, civil, smiles a lot, but her opinions are well engrained and she will fight ruthlessly to protect her turf. Prone to making offensive statements -- for the most part, unknowingly.

Frank Butley
55-65 year old, White (from New England), a gentle and sensitive soul who has devoted himself to his pristine English garden in his retirement. Beta to his wife’s Alpha. Friendly in a steady WASP-ish way, wants to get along with the neighbors but cannot embrace a native garden next door. Becomes indignant easily. Finds his courage when the chips are down.

Non-Equity Supplemental Extras: 4 non-AEA actors needed to play the surveyor, landscapers, building examiner, and other non-speaking roles. Characters are all genders, Latina/Latino, 21+
